Our Three-Step Process for Residential Remodeling
Clear Plan. Honest Pricing. Calm, Owner-Led Builds.
Every project begins with a genuine conversation and a clear, plain-English plan. You’ll get open-book, cost-plus pricing (you see the actual invoices), a clearly disclosed management fee/markup, and one accountable owner leading the job. We communicate consistently, protect your home, and only make changes with written approval—so you stay in control of scope, schedule, and cost.
How Magnify Runs Remodels (Three Simple Steps)
-
We start with an intake call to confirm you’re a fit (scope, budget, location, timeline). Then we schedule an on-site walkthrough to understand the full vision—what you want, what you don’t want, and what’s driving the remodel (function, family, resale, lifestyle, long-term durability).
After the visit, you get a clear next step in writing—either a good-faith range with assumptions or a formal estimating path (depending on complexity). We set expectations early: what’s included, what’s excluded, and what decisions we need from you to keep the job moving.
You’ll see: photos and notes captured for the plan, a clear scope outline, realistic timeline expectations, and transparent pricing structure (including our disclosed fee/markup).
-
Before we “open a wall,” we do the work that prevents chaos:
Confirm scope and selections (so you’re not forced into rushed decisions mid-build)
Finalize trade partners (subs) and collect documents (license/COI/W-9 as applicable)
Build a schedule you can actually live with (milestones, rough-ins, inspections, long-lead materials)
Identify permit needs early and coordinate the permitting/inspection plan
Create a written communication cadence (updates, meetings, approval checkpoints)
We also act as your advocate here—if a choice is great but expensive, we’ll say it plainly. If a cheaper option is “fine,” we’ll say that too. You’ll get pros/cons that protect your goals, not just ours.
You’ll see: a clear calendar path, written allowances/assumptions, invoice/approval expectations, and a “what happens next” plan you can follow.
-
This is where trust is either earned or lost. We aim to earn it daily.
We protect the home and work zone (containment, clean pathways, respectful jobsite habits)
We communicate consistently (so you’re not wondering what’s happening)
We track cost openly (invoices shared, approvals documented, no surprise “end-of-job” math)
We keep changes written (scope, cost, timeline—approved before proceeding)
We hold subs accountable (quality standards, punch completion, clean finish expectations)
As we approach completion, we run a punch process that’s actually punchy—clear list, fast fixes, repeated loop until it’s right. We close out permits/inspections as required, then deliver final documentation and warranty guidance.
You’ll see: steady progress, written updates, clean handoff, final walkthrough, and a home ready to enjoy.
Questions We Often Get About Our Remodeling Process
-
Our goal is same-day responsiveness during active projects (often within the hour when possible), and within 24 hours for new inquiries. Remodels affect daily life—we treat communication like part of the build.
-
No verbal changes. If scope shifts, you’ll get a written change order that clearly states what’s changing, what it costs, and how it affects timeline—and you approve it before we proceed.
-
Yes—when permits are required, we handle them and plan inspections into the schedule. We don’t do “off-book” work. That protects you, your home, and resale value.
-
We plan sequencing, contain dust, protect paths, and keep the work zone organized. For larger remodels, we help you plan “life logistics” (access, pets, parking, quiet hours) so the project doesn’t consume your whole world.
-
We focus on kitchens, bathrooms, whole-home remodels, additions/ADUs, and outdoor living. We do not target repairs or single-trade “small jobs.” Minimum scope is typically a guest bathroom or larger, depending on fit.
